Regarding his credit, he definitely doesn't want an eviction, because once he gets one, he's screwed over from renting. 

your screwed and going to jail.. just jokingI would suggest you buy all your tenants free tickets to Canada Wonderland or something the day of inspection and get them out of the house.. and when inspector comes just say your aunt's and uncle live in those units or even your friends..good luck

I remember thinking I 'd rather spend the night in jail, than to have this guy and his family screw me over like that.

My belief is, if they will screw someone else over, they will eventually do it to me.  

They stepped in a emergency job I had after my Last contractor screwed me over.  

But be aware of you get what you think is a screaming deal at our auctions here, you have screwed up....too much competition.  

Bottom line is, I want to avoid getting overwhelmed and screwing up an opportunity. 

I'd be screwed. 

As far as notice to quit, I had my attorney put it together to make sure I don't screw it up, so the language and explanation is in compliance with MA laws, it's a "for a cause" notice to quit + eviction@Nicole W.
