I purchased the home from an auction.Talk to a local real estate attorney to go over options (eviction, cash for keys, etc) 

Its a limited doc program  my suggestion is to close the land cash and refinance into multiple loan options and negotiate with at least 5 lenders and talk about terms. you may not even be qualified.

For me I would just save your $$$ and use it towards your next house down payment, but If I were you I would ask the Credit Union Loan Officer to break out the different scenarios.

Purchase price: $575,000 Cash invested: $140,000 I live in the house that I bought it as a long-term investment.

My reasoning is because I simply do not qualify for a loan for any properties out here and units that are being sold off in smaller multi-family properties have ridiculous HOA rules that make it quite difficult to cash flow or just pencil out in general.

Purchase price: $370,000 Cash invested: $55,500 Fun little duplex!

This is quite literally someone's stolen savings.

Will be a cash purchase.
