I am in the same situation, I'm about to close on a home in Kennesaw that I liked for the idea of, converting it to a duplex and renting out rooms.

You should buy insurance to protect against disastrous losses, not every day ones.  

Anything rented for less than 180 days is STR, whether it's for 1 night or 30 or 179.Let your broker know what you're doing; get the right coverage. 

My next door neighbor told me that the owner had three duplexes but would only sell if he could sell all of them at the same time.

If you sold and rebought the identical condo in the same building your cost basis would be the new higher cost, so you’ve captured all the gains tax free.  

I understand this is not a one size fits all subject... just seeing if anyone has any wisdom for me, OR, is in the same boat as I am.

I have a rental portfolio of 15 properties and a primary residence on a mortgage. 4 of which are in Indiana and plan on selling those this year. 6 single family homes in Pa in the same area and 2 duplexes (2 units each) .

As a broker, I have lenders that will extend the rate with no penalty at times, somes that charge per day with increasing per day costs for multiple locks, some that won't let you relock at all....

33150 best urban zip for development in my opinion with most upside and most underpriced land.we look at deliveries 2x under the middle and it's one of the fastest and highest appreciating zips due to it's proximity to north beach.
