There is a differing of opinion out here on BP as to whether it is good for an investor to be an agent, for me personally it is the only way to go due to the access to the MLS.

However, I'm worried there might be restrictions I'm not aware of or special rules regarding the use of them.  

I felt this land would be attractive for a stick built sf, or as a mobile home site as this area has no restrictions forbidding Single or double wide trailers.

If you have access to $30k homes, can afford the costs of renovation and the costs of the resale while remaining profitable you're only a "friends and family round" away from being in business.This is a sum of money that banks are just not going to write short term debt on without excellent credit and collateral.

It is an easier and more accessible way to wealth than any other, but that does not  make it easy.

It is the social requirements that make real estate unique.Your dealings in real estate are not like a car dealer, who is not under the economic, social and legal restrictions of real property. 

He says their are slight restrictions on renting but as long as they are kept informed of the renter in the home they will have no problem with it.

You should develop a business plan before you start flipping to decide how best to access these, and more, sources of capital.
