It's my understanding that in order to have an HSA you have to have a high deductible ins. policy in place as well allowing you to use the HSA to cover out of pocket expenses.

Half that for a minor componet. 5k to cosmetics (carpet, floor, paint, fixtures & covers, minor landscaping) So a cosmetic fixer that needs a bathroom would be 5k to spruce up and 5k for the bathroom.

To protect myself I require a $3000 - $4000 down payment in case of default to cover expenses till I sell againThis money is not spent on anything and is placed in a high interest money market account only spent in case of emergency for that property. .I keep taxes and insurance current and add that money to their monthly payment.
