House hacking a 4 plex is what I often recommend to people getting started.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Any advise or resources you would recommend for a beginner?

I've thought about it for a rental property, but it would require an internet connection, conceivably the tenant, in order to provide the feedback from the meter portion.

Limited maintenance is required, which I ensure with local handymen or contractors. 

I hope to learn quickly and over time provide value to them in return through future deals.I'm of course open to recommendations, referrals, criticisms, and advice. 

Income is a basic requirement for any kind of Conventional/traditional loan.As far as rates, pretty much any 30yr residential investment property mortgage anywhere near par at 85% LTV is going to be north of 7%.
