I was wondering if any can recommend any good property management companies in the area for SFH's, duplexes, 4-plexes? 

Any insights or recommendations regarding these markets?

There are many lenders that can provide 100k DSCR loans i recommend speaking with an experienced broker. 

Know what you want out of your investment and when, aiming for a home that fits your needs and can grow in value.

Any recommendation for a good preferably open source rental management software that primarily handles back end accounting? 

Look for people that have owned for over 10 years, and get it from them off market even at a deep discount and do the work of fixing it up and renting it for higher, or if you want to buy on market I'd definitely recommend offering below asking, as most multifamily that hits the market in these areas are tremendously over priced.
