If this ever becomes an issue while you're in a deal everyone invested will have to pay out a share of the compliance costs to get their investment entity legal with the SEC.  

I never applied for a Unit that big and was wondering if I should try to get a loan (even though I don't get much income right now). and if how what is the process, is there a way to get the loan without putting money down, etc. the only reason I am asking this is I have no experience in this and it practically me jumping from one house to a 14-unit and am trying to figure out if this is a right move.

I planning to have backyard installed in new construction SFH.I read this cannot be added to the cost basis of the rental property and be depreciated by 27.5 years since it is not an improvement to the property.But what about paving the patio and side of the garage, where it is touching the house.   

Write everything down.This is a Tile Spec - 1 page of 4 of a project I did, you can see the detail....it may seem like overkill to some, but there are good reasons to go into this kind of detail.

It's the lowest cost you can get per sq ft as it just needs finishing.
