I'm definitely not in a hurry, so I will likely be spending the next few months reading books and visiting properties before I make any major commitments.

Been reading numerous personal finance books and lurking BP for a few months now, but the savings are finally shaping up, so I've decided to take it more seriously :) I'm a recent college grad from the bay area who's been in industry for about 1-2 years now and I'm really interested in setting up a positive, reliable cashflow for myself to reach financial independence.

I highly suggest you to read, "The Ultimate Beginner’s Guide to Real Estate Investing."

I fixed the issue straight away, there was no real problem.Hope it will continue like this.I read IRS publication 946.

Hi Patrick,  REad the doc off my profile, a file URL in my profiles first paragraph:  Buying a Bulletproof rental portfolio.I also suggest you join the local REIAs. 

As you can imagine, it is an awesome opportunity for me to binge read countless books and listen to an insane amount of podcasts in a very short amount of time, relatively speaking (8-10 hours a day can really knock out a good chunk of if not an entire book, perhaps two).

One way to get out is to read the contract carefully and find where he has breeched it.
