Usually, this is pretty typical to have the lender finance the majority and the seller finance a portion with the investor coming out of pocket with somewhat of a down payment in commercial real estate.

Purchase price averages at about 75-110k around 15k in rehab and an ARV of 120k++ depending on location, size, level of rehab etc. etc.

My real estate agent there says he isn’t concerned with the permit situation in Rome and he invests there himself and manages quite a few of them for other clients as well but I’m not as confident in the government there as he is.

I recommend finding an accountant who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.
