Do you picture yourself running around in the middle of the night 10 years from now replacing any bandit signs that got picked up at various intersections around Southern California, going to meet with people when they are at a weak moment in their lives and working them out of the equity in their homes so you can line your bank account? 

Also, when looking at vacancy, look at the economic vacancy (incentives, bad debt, evictions, loss to rent, etc) and not just empty apartments.Strategy:  With the numbers above verified, you should be able to paint a relatively correct picture of the property as an operating business.  

Now I'm going on the assumption that the home is run down on the inside (seller's website has a good looking recent picture of the outside, no damage, looks lived in still)  So maybe they are having a hard time selling it for $250k or maybe they lost their job and just can't pay..
