I was thinking about this the other day - I am not invested in any of his deals, but was reviewing some of his SEC financials and there are funds investing in his other funds etc and co-investing so its tough to tell from my research - curious to here what others are saying

That's not my cup of tea and also very risky and capex may exceed cash flow if you don't spend enough on rehab up front.My last few personal purchases all involved circumstances that gave me an edge: at this point I look for properties that need minimal work: instead of a 6 months rehab, I already get 5 months of rent.

Keep in mind, since they fund the deal 100% (purchase and rehab), they are taking all of the risk.
