If there is no reliability then investing in ETFs and mutual funds would be more hassle free and viable.

I have a feeling that person is not going to leave.

I was thinking about this the other day - I am not invested in any of his deals, but was reviewing some of his SEC financials and there are funds investing in his other funds etc and co-investing so its tough to tell from my research - curious to here what others are saying

That's not my cup of tea and also very risky and capex may exceed cash flow if you don't spend enough on rehab up front.My last few personal purchases all involved circumstances that gave me an edge: at this point I look for properties that need minimal work: instead of a 6 months rehab, I already get 5 months of rent.

Keep in mind, since they fund the deal 100% (purchase and rehab), they are taking all of the risk.

I personally prefer the various options and tools and I especially liked the way it is laid out.

Sell the home you currently own to a non-disqualified person then have them sell it to your retirement account...just in case you're thinking about getting creative.
