I personally don't like this transaction, but everyone has a different risk tolerance. if you can aggressively raise rents and the market appreciates you are fine.For your assumptions the red flags that I'm seeing:0% vacancy should be higher unless your a PM and are experienced, even still.0% for management fees, are you a property manager?

If you are going to be upset about the occasional loud radio, baby crying, gathering like baby shower or birthday, then contact the person she asked you to deal with and figure out a solution or, even better, learn to deal with the fact that you live in close quarters and other people will be annoyingly loud sometimes when you don’t want them to.

Morgan,When you are getting the Homeowners quotes, have them also quote a Personal Umbrella policy to give added Liability coverage since you will have a renter in the house.
