I’m looking for Net and occupancy for 2023.The unit I have a contract on was mostly used for personal use, I’m looking for rental numbers…. and sellers aren’t willing to give these up.

The deal was done.Banks and checks didn’t exist for them and so every month I would personally go to the property and collect the rent in cash.

If it makes you feel any better, I always have to spend tens of thousands of dollars whenever I buy a new property from all the gremlins I discover (or the tenants tell me because the prior owner was a deadbeat). 

When I am looking to buy properties, I have to walk through personally to not only see the aesthetics but also the systems and layout which are hard to evaluate from pictures.

It's a side hustle started aside of my employee job and I feel that this is my best plan to pay my 4 kids college starting in 2027 and secure my dream retirement in about 10 years.

I think I'm a bit of an oddity in that I've been researching personal finance and real estate for years (still nowhere near an expert), but have never taken the step to reach out on forums to like-minded peers.
