Ty for pointing that out.And yes, I believe he was trying to tell me a few things about the properties without saying it.I am seeing rents in the area 100-300 a month higher but I am pretty sure these are nicer places.Hypothetically, If we could agree on a price that makes sense for both of us, is buying this package and riding out the current tenants until they move on and then BRRRRing out each one as it becomes available to then increase rents a decent strategy?

When I first launched many laughed at me, I was 2X-3X the price point of everyone else, with a comparable product to others, that had some bells & whistles that were without doubt "over the top" such as out tipple pane package.

Get it under contract and take the whole package to a title company.They will get seller's authorization to order payoffs, etc.You can check public records to see if a Notice of Default has been filed against the property.

FHA - I would look into this if I were you because the PMI automatically drops off on a conventional loan once you get to 78% loan-to-value of your purchase price (or you can have it appraised yourself when you believe you're beyond 20% equity) vs. the FHA where they package an additional premium onto your loan.
