I could get all my money back out (except closing costs) if I did a 80%LTV, however that would be at a 9% interest rate unless I decide to buy down the rate.

That is what the attorney is for.Because you made the MISTAKE of letting this tenant know you are the owner (nothing good ever comes of this, despite what many posters state), you may need to tell a white lie to extricate you & your wife as the "bad guys" he'll hold responsible.Maybe tell him your "partner" is taking over because they don't like how you're managing the property.

I'm trying to decide between renting the basement as a long term rental (and figure out something with the yard and utilities), do a short term rental like Airbnb or Furnished finders and give upstairs a utility credit, or leave it up to the current tenants to sublet it on Airbnb or find another roommate (so I don't get calls about tenant disputes since they will have chosen them).
