Just make sure that you have everything organized and well put together.

Is a signed note good enough, or do we need to record it as a security instrument with the county every time?  

Also, be sure to ask for record of rent payment to make sure you would not be inheriting a trouble tenant.  

They should have a public records section that'll tell you all the landlords that have filed for evictions within the selected dates.  

Sometimes you can search the online county records for this information.In addition, I believe it is required by all states that the individual counties must publish (in a public publication) the list of all properties that will be auctioned off on the courthouse steps (this would include all foreclosures).  

Sell is on my records sheet as warranty deed owner with no mortgage if that helps at all Of course we will to title and all the other basics, I am referring assessing the properties sellability.

Title Insurance 500 , Recording Fees 250, Misc Fees 250 = 1000 - still apply - correct?

I was wondering if there is a way to search the public records to find a list of properties with tax liens (federal, state, and/or county) attached.
