If investors (whether they themselves are licensed or not) are able to buy a property quickly, easily, and cheaper (than the MLS price) through us, rather than communicating with multiple parties on submitting offers and waiting on those offers to be reviewed/accepted then potentially renegotiating and starting the process all over again, then I see no reason why we should be looked down upon for doing so.

He paid rent, didn’t cause any trouble, left the place clean, and communicated with me during that time.He texted me this morning asking if I had any apartments available, which I will in about a week, but I’ve increased the rent a decent amount.

@Dominic CordaroMost communications are done through writing these days, whether it be text, email social media or direct mail.Which is probably how you're going to initiate conversations with people anyway.I wouldn't worry about a speech pediment.

If they do not move and answer the complaint, that is where your attorney will hopefully shine.I'm not certain of this, and your attorney will be able to consult better on this matter, but you may be able to hold the tenant as liable for some or all legal costs.Good luck and let us know how it turns out.

Although we would be living for free in the 4-plex if this deal went through (3 units pay 4plex PITI and primary house rent pays its own PITI), we can't seem to make it work in the banks eyes.We have no qualms using majority or all of our cash in the deal, but it would defeat the purpose of leveraging the VA loan.
