Hi @John Miller - currently looking at SFR in the suburbs of Memphis. 

If it's in a blighted area the opposite will happen no matter what you as an owner do.When a new owner takes over from the previous one they have to generate a sustainable ROI or its won't turn out so well.

@John Leavelle I'm thinking in terms of algebraic relationships for all the common metrics, so the specific strategy shouldn't be a factor.  

And the reason that it is less expensive out of state is usually the exact opposite reason as it is hard to find a deal in LA, there is much less demand and higher supply of housing ... even if the cash flow on day one appears high, if the rent increases don't keep up with inflation then CapEx will eat your lunch in the long haul and you will be losing purchasing power each and every year.
