I hadn't moved everything over from selling my old car and got bit, couldn't get the garage door open with no juice...lol All my usual stuff I carried in the trunk and glove box was in a box just on the other side of the garage door.

No short cuts on rehab.Huge rehab and carrying costs. - You would need to carry for at least 2 years to be able to do a 1031, or hold at least a year to have less cap gains.

Of course it better be a really good deal in this case, because with so much extra capital raised it get's difficult to underwrite returns...In other words, I won't lie - as a sponsor, it would be very difficult, likely impossible for me to carry a $20MM deal gone bad.
