The only time I've ever done longer than a 12 month lease was with a tenant who I had a long history with, who I trusted, and who had verifiable reasons to stay at the property for more than 12 months (she had a job in the neighborhood that had an 18 month contract)...a long lease can be great if it's an A+ tenant you know well and trust, but a long lease with an unknown tenant is a gamble...

Its currently priced at $410,000 but with the COVID issue going on, this may be in my favor since it is such an over sized home for the neighborhood and the price has come down numerous times on this house.Some benefits I see in the property are:Large home with 5 bedrooms and 4 bathsAll 4 baths have showersIt is newly renovatedHas a two car garageThe wife is on board with this ideaZoned heatingThere is a university and hospital relatively close (10 mins) to the houseSome negatives I see are:Its on a double line road which can get busy in the mornings and eveningsParking would be tight if I rented 3 rooms with 1-2 spots eachStreet parking is not available as the front of the driveway goes right onto a main roadDuplex conversion not possible due to SFR zoningI am looking for advice from anyone out there who has house hacked and rented by the room.

Both of those can help with your tax liability, especially the accelerated depreciation that was included in the 2017 JOBS Act.Rather than look only at the rent per door I think there are numerous considerations to make.

I have been in this market for over 16 years and these past years our market has grown due to John Morris (Big Cedar/Bass Pro/Cabela's) opening new Tiger Woods golf course, Payne Stewart golf courses, numerous activities for hunting/fishing, etc.

I don't think you should gamble on further appreciation at some point the market will have some type of correction but not a crash.
