As a follow-up to my own post, this is the verbiage I'd developed, which others can comment on:The increase in value of Separate Property, regardless of whether such increase or decrease is due in whole or in part to the direct or indirect contributions of either party and whether such increase is passive or active.

Get nice countertops in on trend colors and paint to complement.

The basement was unfinished, so we were able to add some square footage as well as a nice additional living space.

If we would like to get on the property WITHOUT 24 hours notice we ASK nicely, and we give our tenants full disclosure that they can POSTPONE the visit if they find it inconvenient. 

I’ve already been developing relationships with a few but hoping to expand that.

The house is a nice brick 3 bedroom 1 bathroom on a large corner double lot with a partially finished basement in a great neighbourhood close to all amenities.

Regarding the purchase price, I would hope that the seller did some nice rehab work to justify that accretion in value. 

This all makes me thankful for developing a relationship with a small portfolio lender.I have several loans with them.

Based on amazon news , one will not have to puff up any pitch knowing that potential developers and development will be a no brainer.
