I know they can be very inaccurate but after a closer examination of the specific neighborhood, comps nearby, and the updates we’ve done including increasing square footage, we are confident it will appraise much higher. $225,000 may possibly be optimistic but the comps don’t lie.We fond the renters who have been qualified through a friend.

Depending on location limited parking might not be that big of a negative if it is in a walkability urban core type area or small city town where everyone walks around to businesses.If it's a destination type spot in a strong suburban but with lot's of greenspace and no nearby cross anchor areas for overflow parking then having a bad design for parking can be a big negative.

Also, I'm not sure where you're learning "apps are bad" or maybe I misunderstood but there is nothing wrong with utilizing Zillow or Trulia or what have you to get a general idea of sales, valuation estimates, schools (can be inaccurate but good starting point), neighborhood (nearby coffee shops, freeways etc.), square footage and number of BR/Bath, year built, sale price history, and photos!
