The question, I  am trying to resolve is moving the property (albeit an investment property) from one owner to a multi-member LLC as it opens up the ownership to multiple people who were not part of the original loan package.

My strain of thought is - when the big players buy lands in the millions and the construction go in the tens of millions I'm sure someone lend them money for both land and construction, is there any solution for a he little guy ?

I would say Annual operating costs have increased due to such things as property taxes and insurance.It much easier to do a 3% to 5% increase every year, than wait multiple years and then try and catch up.

Seems to me a lot of big players spend 6 figures per month on sophisticated marketing campaigns and dominate the market with another smaller group who do a few deals a year followed by about 90% of "wholesalers" who don't do anything.So I'm curious, why wholesaling?

Now I know at first blush the town will say your zoned R-2 so you can't however when I see these other buildings with multiple units I ask myself well why them and not me?

@Don NelsonYes, many banks will cap you at 4 properties so it's a good idea to pull the HELOC on one of the first few if you plan on using it multiple times to acquire new property.
