Moving to QuickBooks Online might be in your best interest if you are looking to streamline a system of getting your bookkeeper expenses and related data.

However, the s-corp (or LLC I suppose)  has things available to them that can be established like defined benefit retirement plans or SEP IRAs.  

Should I move the house to an LLC?

3) what’s the smallest increase you would do the work of finding a new place, go look at it, pack up your entire house, take a day or two off work to move everything, transfer all the utilities and mailing addresses< etc etc etc?

I have new tenant that’s just moved in and asked me to do the same thing.

If I potentially need to move away to be on site, is there going to be any problems regarding the FHA loan?

The move in date is August 1.

Needless to say, two weeks later when the tenants move in, the tub isn't draining. 

So it sounds like I likely have 2 options:1) just sell the property and eat the Cap Gains tax and move on, or2) do the entire exchange under our personal names and do a “improvement exchange” and book it through the home build.
