If you want to do your own property search off of mls (ie. not using a realtor) I would suggest finding a realtor site that has mls search functionality tied into their site.

. - I would love to take on value added opportunities so later can do a cash out to continue my investment journey, however, I have very little experience with renovation or have the vision how a property can turn into  a functioning and attractive asset ( architect connection or background needed) - No resource to off market deals, the good deals that's available on MLS usually are gone when they are just listed (I think I need a more connected and experienced real estate agent in the multi-family area)- I am looking for positive cash flow with these deals, but a few deals that  I have analyzed, all run negative cash flow.

Functionally almost the same thing,    but the ADU may have slightly fewer requirements as far as things like separated utilities.   

My fav feature on Airbnb is the timed automated message function that you can set upon booking/checkout/or even during the stay...you choose when messages go out.

An FHA 203k or Conventional Homestyle loan can close on a properties without functioning utilities as long as fixing them is part of the repair bid.

We're lucky to have a pretty functional one for our county.You have to check with the municipality you're interested in, then check with the condo (if that's what you're doing) association.
