Does anyone know how to remove pet odors from carpet?

the property has only been vacant for about 6 months. already had the property inspected and what it needs is minor repairs (carpet, paint and a good cleaning). it was built in 2005 so its fairly new. compared to similar properties on the market, house is worth the $355k. if it came down to it, i am willing to pay the $355k with the 6% seller contribution, i just feel like my Realtor is not wanting to negotiate for me. nothing wrong in trying to save an extra $20-$30k...just wondering what some of the pros would do, risk it and offer $310k or go with what my realtor is saying and offer full ask....

Is this a good investment: 2 bedroom, 1 bath, ground floor, good condition (all the appliances work, carpets and interior in good shape (move in condition), value of unit in range of other units in area, good demographics for renters, HOA's reasonable and condo association financials are good, real estate taxes could be argued down the road, probably overestimating closing costs.

furnaces are less than 5 yrs old, most flooring is new, and there is little carpet throughout.water heaters, several windows and 1/2 the roof is new.  

My latest project we discovered friable vinyl tiles  under the carpet!!!  

Then emails complaining that the puppy ruined their new carpet buy peeing on it, etc etc. 

Too messy and not worth the hassle.
