I'm leveraging credit cards to pay for materials on my flips and was curious how that would work.

I like to think I pick up on material quickly but I don’t understand how the llc would “finance” or loan the money for the property?

Once the list of items is known by the Seller or their agent they become "material facts" and should be disclosed to future Buyers unless repaired..

My husband & I bought a home in the small town in VA where our Alma Mater is located because he got tired of not being able to find a hotel room in town during the weekends he wanted to attend a sporting event (most often a football game).

Must have references, past jobs to inspect, be capitalized (we don't pay you at the end of every day or buy materials every day, construction funds are escrowed and can be verified.

It needs one BR carpet replaced but we are considering replacing both BR's carpet, all blinds but one need to be replaced, the walls need patching and painting, 2 screens need repairing (one just new screen material the other they will build the screen frame from the kits), bath vanity needs to be replaced, lots of cleanup, and a little yard work. 

It's a good idea if all material sourcing, measurements, and delivery are included.
