Focus your energy on finding a great agent (with personal background in investing and who does at least 20 deals per year) - you can do this here on BP.In some markets you can also house hack a single family home, I know this is very common in CA.

Hey BP family, I officially enrolled in my real estate classes starting in May, just wanted to ask you guys what would have you done differently before you started and what would you recommend I focus my energy on the most to grow my pipeline and close deals!

I just got a call and want to move on it without a lot of wasted time and energy....

You want to create something the sound can bounce off of or absorb the sound energy. 

I could potentially get the number higher but just don't have the time or energy to deal with these.

Something as basic as energy costs run through all products.  

Get your license, find a local brokerage with access to a great broker with stellar track record, read Big Money Energy by Ryan Serhant. 

Here in CA energy is expensive and building codes are deep.

My plumbing and construction business hardly breaks even because I don't have the mental energy I used to have to get business.
