As long as the toilet flushes and the shower flows, they're ok with it not being a water-conserving fixture.All sales by default are "as-is" -- It's just that after the home inspection the buyers may make a "Request for Repairs" which is only supposed to include repairs they request that will cause them to walk away if not fixed.

I have not been in the house yet (the open house is tomorrow 1/7/17 and 1/8/17, but I literally went through every cost in J Scotts book on Rehab Costs and assumed the worst.

I literally only found one that will work at the 80% and 30 yr, but he won't go south of Downtown Austin.

I think for the purpose of analyzing the cash flow on the deal, I would build some cushion in for vacancy unless Ben is flush with cash. 

You will literally lose everything if something goes wrong.
