But its pretty consistent the way they walk folks through a progression to get them comfortable.the other thing they will do is say the reason they can do this is there is Insurance that you will buy in case yo cant make the payments.and of course there is no insurance for private loans :) so they just steal that money as well.

I am hesitant to inform him before he pays rent.Being a "nice guy" and being a "good tenant" are two completely different things.He's consistently late on rent and he's difficult to coordinate maintenance.
