Most investors us the "internal rate of return" metric to compare investments held over a multiyear period.The IRR is a measure of return over time taking into account all cash flows during the life of an investment.

They want you to SHOW THEM THE MONEY that you can perform and if they show you an internal deal that you are committed to them (at least for a specific area) with a written agreement.If someone calls me on commercial properties and says they are talking to blah,blah,blah many brokers and see who digs up what I disconnect the call right away. 

Like any business you will have to staff up, train, develop internal and external syatems to support the people.

Some want to rent internally which means higher profit for them, but perhaps it is not as good for you.Will they personally show the house (or do the put on a lockbox and let the potential tenants show themselves.) 

I really want to get in commercial real estate developer field but I don't know any good companies to intern or work at to get my experience and what to prepare to get into that field as a college student.
