I'd follow up any conversation with an email or written letter summarizing the interaction, some written proof of the dispute and attempts to resolve it in case they do file a lien.

It’s a 1,494 sq ft 3 bed 2 bath that’s been listed for just over 50 days and all offers and counteroffers are through the banks interface, so there’s no human interaction for any of this which is a little unfortunate.

Tenant B: When I stopped by after closing and tried to change the lock on the front door (old landlord didn't have keys) they were put off and told me they owned the lockset and nobody had a key but them - I didn't change the lock but took a copy of the key - but it was an odd interaction.

@Martin Vehlow is correct, they'll get a commission on any on market deals you do together.A few other incentives:- refer them business: in my marketing for off market deals I interact with a lot of folks who want to sell, but not at a discount that makes sense for me as an investment.
