So far i have every tenant on a month to month lease fairly under market rents, so i do have a little bit of room to institute some fair but also firm guidelines for residents with raising rents or loosing my awesome tenants.Please let me know if you have dealt with something similar to this, an advice and or a temple example will be great too.Thanks in advance for your contribution

Sounds to me like you are doing fine.If your state permits it, you might try instituting a late fee policy that will discourage "two year olds" from waiting until the 10th to pay.

If the tenant caused significant damage in excess of $10K, good luck collecting from the tenant even after you win in small claims.There are financial institutions out there that help landlords in your exact situation!
