Now when I go out hunting to the remote parts of the state, do not typically see many of the oil guys around.  2-3 years ago when driving the highways at night out west you'd see the sky lit up for miles around with various drill rigs.  

This is different than you hunting some successful person down and asking them to mentor you and them agreeing if you pay $50K. 

Right on point with the analysis just keep hunting for a better deal.

My suggestion is to hunt for experienced sponsor in the MHC and SS space, and look for cash out opportunities.

I will suggest that you just hunt for a town near you where the prices allow you to buy cheap and cash flow like crazy if you can deal with the tenants. 

I called my regular plumber and he was hunting and wouldn't be able to get to it until Monday.

I suggest to new investors, that at the beginning of your investment carrier, to look at what best fits their particular skill sets/strengths instead of hunting for the best "on paper" deal.
