You seem to have that aspect covered.

My thinking currently is to get a 9-5 job in some aspect of REI or property management as I want to start out in Wholesaling and, or Fix and Flip to raise cash and then eventually transition into buy and hold.

Take some time to read the blogs and forums here on BP...there is a ton of information on most every aspect of real estate investing (for FREE)!

Over the the course of the last 8 months or so I've spent a great deal of my time educating myself on various aspects of real estate investing via books, podcasts, seminars, etc. and now I feel confident that I have the basics down, but my dilemma is finding the money to make deals work.My goal is to acquire properties to hold and rent to create passive income. 

Ive thought about doing it for the networking aspect, but I am sure anything they will teach I can learn on my own.Bests Regards,Avelino "Joe" Ortiz

You don't just get a license for some aspect of RE to perform a function.

Are there other aspects to seller finance that I should looking at to protect myself.............I would appreciate any feedback , Thanks,Pattic

My only concern is upsetting my buyer's list in some way so hopefully if you've tried this you can chime in on that aspect.

@Brian Burke - With that many PM's do you handle all GCing aspects in house or does your GC over look a 3rd party GC and his subs?
