Rate for fix and flip loans is not usually a factor unless you are undertaking a heavy rehab that will take a long time to complete.

If you plan to buy with conventional financing, heavy fixer-upper homes that have major issues likely won't be financeable in their current condition requiring a cash purchase or more unique shorter term/portfolio bank loan. 

You've also got to remember that if you're trying to salvage materials, a lot of the demo will have to be done by hand instead of with heavy machinery, which adds $$$.If you want you can take a shot and post on FB marketplace and CL.
