Issues such as who handles the yardwork (if a house) and what is the policy on pets and smoking should also be addressed in the lease.On the other hand this type of rental situation can be lucrative.

Tell them what you are doing and how they find and handle cleaners, landscapers, etc. 

Electric baseboard is cheap but you need to know if the building electric can handle it.
