I can think of 2 things off hand:1 is to buy a property subject to the existing mortgage (this is different from assuming a mortgage).

My husband did the number crunching and decided that it would not benefit us as buy-and-hold real estate investors.

Have you ever thought about partnering so that way you are able to still learn and get hands on experience all while actually going through the process instead of you paying someone to tell you how to go through the process.

There are a handful of investors out there who say they can do 80, but you must check all of their boxes.
