Yo want no regulation or industry standards for the STR's, you're ok with this because it works for you, imagine now if the Natural Stone Institute had no standards or regulations for the countertops you're installing in your units and now you're emitting toxic chemicals for all of your guest, then take this scenario onto the plumbing pipes, now look at the flooring requirements, If everyone who has some sort of profit benefit in your Asset took the same position and wanted no government oversight or regulation in the name of individual tunneled vision profit, we'll be back where we were in the 60 and 70 with mass numbers dying from asbestos and lead poisoning all from renting your units.   

I had no idea how it looked, what the fine print was, etc.

I've had no problem leasing my most expensive rental ($2000/month) without a fridge.

But equity has to be there; most On market property I've seen when I looked into this strategy had no equity, and the agent didn't know about the wholesaler, so I had to spend time explaining everything, and they tried to get me to be on contract, it was a whole mess.

We had no sports when I was there, I mean there was never a way you could call Alabama State athletics exciting. ha.If we wanted something it was either Talladega or Auburn.Glad to hear things are hopping there.

But we have found that most of the people who have recently done this have had no issues and in my area a monthly rental income for a month can pay for a 2 week vacation and a whole lot more.

I personally stick to townhouses and I can safely say that there has been some great appreciation and I have had no issues in renting my properties out.
