Don't know if your state uses lawyers or escrows, but find a reputable person that can and will guide you through the deal. 

We are looking for someone to help guide us in estimating rehab costs and hopefully we can begin to work together once we feel that we have an adequate understanding of those costs.

Luckily I have a friend who does design/build for restaurants to help at least guide me on the basic steps for the renovation so I am not flying entirely blind there.

I do my own book keeping using a pdf that I created myself. it wasn't very hard to make but it does require knowledge of how the software works.

or even pay cash for it.I think once you get to a fair amount of savings, identifying what your goals are in the future might help give you a better guide as to what you can spend in the meantime.
