But I am looking for some advice on what is the best way to find good deals as I know it obviously won’t work if I am searching the MLS listings and that kind of listings, but I was just hoping I could get some advice from some of the wholesalers out here on BP on how they best go about searching, they don’t need to tell me their sources (although that would be cool...LOL) but I am just hoping they can offer some ideas, I would greatly appreciate it and thank you to anyone that offers up some ideas.

If this is her 100-unit building or she is not changing a fee she is golden...if not, she's exposed to some pretty bad outcomes if the regulatory authority catches wind she is managing without a license.If she manages your property for free, you're cool....if money changes hands, it's illegal.

You don't want a hole in your roof or wall if they take out a 3 year old HVAC system; grills, drive up fixtures, tear up the floors taking out fixed tables, etc.Contract period/renewal/rate escalation- another component for you to check or ask about.Triple NNN- being new, you might make sure you understand this concept and understand what is or isn't covered.

Add language about: long term visitors, auto's must be registered at the subject property address, land lord is co-insured, number of tenants and over night visitors, only tenant use of washer and dryers, noise rules, smoking pot in units, cultivation of anything, business operations in unit by the tenant, visitor parking, auto insurance, grilling and BBQing, sub leasing, snow removal policies, reimbursement for liens for police and first responders, entry to unit for inspections and repairs, ongoing due diligence and back ground checks of the tenant.

If you know the exact property, did you get the average costs for heating/cooling, internet, etc etc.Like @John Underwood said, take all the info and plug it into a spreadsheet to get the best idea of what to expect.
