Gloria did the seller give you a 30 year fully amortized NOTE on this.. if so that is one huge atta girl.. you saved probably 4 to 5k just in loan fee's if not more.. does not affect your fico etc..

Insurance premiums, Interest on mortgage or any other loan related to the property, property taxes, repair/capex expenses/depreciation, % of cell phone usage, property depreciation and travel expenses (for business) are all up for grabs.

But if a good SFR deal presents itself its still a win either way to grab it up.

There are others looking at deals and often grab it while you are still making calls and E-mailing HMLs to find $$$.Contact several HMLs and see what programs they offer especially if you do not have any experience doing flips.
