Even if the rate goes up to 5 or even 6% that doesn't really change the monthly payment enough to quell the demand of a hot area with good fundamentals, IMHO.

In my market (Twin Cities,MN) our ratio of household income/housing values seems much more in line with fundamentals than other markets, many would argue that we have plenty of room to grow.
