Good morning BP,Wanted to get a fresh discussion going on hard money lending (HML) specific to large MF apartment properties.To date, I've acquired < 10 unit MF properties using a mix of traditional financing and 100% seller financing.

Now the "issue" was they freshly painted the apartment when they showed it to me masking the cigarette smoke smell I was not aware of.

Keep mailing and keep your name and number fresh in their minds.

I remember coming from one of my apt buildings once in Columbus Ohio had like 5k or so in pocket and I was walking back to my car and saw a group of dudes not that far away eyeing my up like I was fresh meat.

I tried putting in a plugin freshener but the vinyl smell is competing with the freshener now.If I had to describe the smell it would be fresh cotton with a hint of burnt plastic and a dash of grade school eraser.

Then come back on the market fresh.

An opportunity arose to make more money for less aggravation in the fresh air.

If you're going to take all the tile off you might as well take it down to the studs and start fresh and fix any rot or mold issues while you're at it. 

Make it look fresh and new again.
