What's the rent (again, don't let ZILLOW decide this for you), taxes, insurance, etc...4 - If you and your friend do come to an arrangement to buy/sell, it could be a huge mistake to have your friend continue to live there.

That way you have a set fee to list in a lease but can still give the tenants the motivation to save energy.Just remember, anything more than a flat fee/rent amount will add complexity to the arrangement with the tenants and might require additional effort to educate and attract new tenants.

What are the accepted or typical profit sharing arrangements when one partner funds and does very little boots on the ground work and the other partner does most if not all of the "work" but puts in zero or a small amount of capital to a fix and flip?

Personally, I would think about taking the shutters off the little window since it's a little crowded and you could do a trellis with a climbing vine or flowers on the right of the door.
