Construction costs should be around $70 give or take depending on the finish/details and how many units you are building.  

Suffice it to say, we have struggled endlessly it seems to try to find that 'right person' who can truly take over/lead a project successfully from start to finish.

ARV is 190k they owe 140k it needs 20k-30K of work depending on finish level. 

If you try buying a home buyer retail priced place with higher finishes like you like...your rent may not make it profitable enough in the event of a correction.
