Once you have property available and with significant down payment, the opportunities open up and financiers/banks would be willing. 

Fill out a "Personal Financial Statement" which lists all of your assets; liabilities; and cash flow.  

I find some of the furniture at yard sales and online and other available resources for good deals.

Done right, holding might just meet the needs of your retirement, children's college education or other financial objectives of your golden years quite nicely, making you appreciate that foreclosure you bought and held in Parker way back when.  

I do suggest using the BP rental calculator as you would for a MF to help you make sure things make sense financially.  

I'm sure like most of us on here we want financial freedom that our 40 hour a week counterparts wish to have as well.

I've had an interest in financial literacy for a couple months now and have been doing some basic research on the path I want to take.

Sooner or later, she may not able to keep up with the rent if her financial situation become worst.

This being our first rental, we are unsure of wether to let her leave and hand the keys back by the end of the month to avoid the time, money, resources, stress and take the loss or to go after her.
