I would suggest offering a full month, but YOU decide if someone is approved or not.If you keep doing it the way you are, I would make sure that YOU have the final say on who is approved and not your agent.

I would live in 1 of the quads initially but move out after 6-12 months or upgrades were completed (moving to new area and haven't purchased a home yet)I would use either VA loan / FHA 203k / FHA w 3.5% still figuring the right route but was trying to see if the numbers work.I am a pretty big noob at this so be kind >,<Here is a pic of my analysis http://i.imgur.com/1f4yeRB.jpg

I'll be able to afford doing two projects at a time from here on out so my final day working for the man is coming.....I like to imagine my potential when I can utilize the 2000 hours/year I give to the man (for JACK) and invest them into my personal business.I will consider your advise and possibly make amendments to my business plan.Thanks Keith
