I've been a homeowner for 6+ years and had finally decided to get into REI. 

We use a TIC agreement for his 1031 to work.

It was a rush almost like a high to finally not be the one making someone else rich while they slept, but it was finally my turn to sleep in peace and have others make me money now.

So I started to shoot for 15k to 18k profit (depending on the scope of work and potential risk) on the next several and finally got one.

Finally decided to write an intro!!

I’m not sure how plumbing venting works in these houses.Likely will also need new furnace and AC.Will need basic exterior remodel such as stucco over the existing brick .Finally it will need all the cosmetic stuff done like upgraded kitchen, bathrooms, floors etc.The house is 2900 sq ft but about 1000 Sq feet of that is the dining room and living room which needs very little done to it.Any rough ballparks on what I can expect this to cost with high end finishings?

Greetings, I am new to REI  but have been saving for years and i am finally ready to brave my first deal in the next month.  

For the last 6 months I've been self employed with my online company.I finally have some real money and I really, REALLY want to finally pull the god damn trigger.I have no friends with real estate and seems like anyone ive approached locally doesn't want their territory stepped on, only interested in selling their (cash flowing at least) flip. 

A good Mentor wants to make sure that you have the latter before he teaches you the former.And finally, in my opinion, a great mentor will tell you the way it really is and not blow wind up your skirt.
